Real Estate Is More Than Just a "Square Meter"… How to Read the Property's "True Value"?
When hunting for a home or a new investment, "how much per square meter?" is the very first question most Moroccan buyers ask. And while that yardstick gives you a "preliminary" sense of prices, relying on it alone is one of the most common mistakes in the property world.
Always remember the words of legendary investor Warren Buffett: "Price is what you pay; value is what you get." In real estate, value is what you will live with and feel every single day. So how do you tell the difference between a high-priced property that offers little real value and one that delivers real value far beyond the floor-space figures on paper?
The "Square-Meter Trick": Why Floor Space Doesn't Reflect Reality
Two apartments can sit side by side in the very same building with an identical total area (100 m², say), yet one can be worth significantly more than the other.
The reason? The square meter alone tells you nothing about:
· The amount of space wasted in long corridors and unusable living rooms;
· Whether sunlight and ventilation are obstructed;
· The noise level and the technical quality of the construction.
The Five Pillars of Understanding a property's "True Value"
To assess a property objectively, away from the glitter of the ads, here are the fundamentals that separate a mere "price" from long-term value.
1. Smart Design and Functional Layout
The smart apartment is one in which every corner is put to good use. Usable floor area is the true value: an 80 m² apartment with a well-thought-out design can offer more space and comfort than a 100 m² one riddled with "dead space" and pointless corridors.
2. Orientation and Sunlight
Natural light is not a luxury; it is a matter of health and the economy. A property with a bright (south-facing) façade can reduce heating and electric-lighting costs, help prevent damp and darkened walls, and thereby increase its long-term value compared with darker properties.
3. Hidden Quality: Sound and Heat Insulation
It is the quality of the components the eye does not immediately notice that determines a property's lifespan.
· Is the soundproofing between apartments good enough to guarantee privacy and peace?
· Are the materials used for plumbing, aluminum, and flooring genuinely durable, or just "cosmetic finishes" designed for marketing purposes?
4. Location and Future Development
Don't buy the property only for what it offers today, buy into its future. True value is tied to:
· Proximity to schools, transport, and shopping centers;
· The urban development plan: is the area headed for oppressive overcrowding, or for development projects (parks, modern transport lines) that will multiply your property's value over time?
5. Liquidity and Ease of Resale (Resale Value)
A good property is one you can easily turn into cash when the need arises. Properties with real value are those that hold their appeal on the rental or resale market, regardless of the property market's swings.
Golden Tip: Don't buy "floor space on paper", buy "a way of life." A smaller apartment with a smart design, bathed in sunlight and set in a safe community far outclasses a sprawling one that is dark and poorly planned.
How to Calculate the Value Yourself Before Deciding
Before making any financial offer, run through this simple exercise:
1. Subtract the wasted space: work out the net area left for rooms and everyday living once you deduct the corridors and unused balconies.
2. Ask the locals: ask the building's neighbors about the services, the level of safety, and the efficiency of the "syndic" (the co-owners' association).
3. Weigh quality against price: compare the cost of fixing defects (damp, replacing windows) with the asking price to check whether that price reflects reality or is inflated.
The price per square meter is only the start of the search, not its end. A property's true value is the sum of peace of mind, smart use of space, build quality, and the security of your investment over the long term. Don't let bare figures blind you to the details you will live with every day.
